One accountable vendor for every trade across DFW.
Refrigeration, HVAC, plumbing, electrical and kitchen repair, with photo closeout and one clean invoice.
Commercial repair work at your rates,
paid within two weeks.
We send DFW trade shops repair work from restaurant chains, c-stores, retailers and the facility management companies that serve them. You see the site, scope and not-to-exceed amount before you accept. We handle the portals and paperwork, and we pay you within two weeks instead of the usual 60 to 90 days.
There's no fee and no minimum, you can turn down any job, and you can leave on 10 days' notice.
Whether you run the sites yourself or manage them for a client, send us your repair work orders. A vetted local tech goes to the site, and the work is documented in your portal.
No minimums and no long-term contract. Use our customer portal on the web or as a phone app, or we connect to the work order portal you already use.
A walk-in goes down at 6:40 on a Friday.
Here's how that night usually goes, and how it goes with one accountable vendor.
How it usually goes Illustrative
- FRI 6:40 PMTicket to vendor #1. Voicemail.
- 7:30 PMVendor #2: "Monday."
- SAT 10:15 AMVendor #3 arrives without parts.
- MON 2:00 PMFixed. No photos, no notes in the portal.
- DAY 12Invoice over NTE, rejected. The store manager calls you.
With Lattice Illustrative
- FRI 6:40 PMTicket forwarded to Lattice.
- 6:56 PMTech + ETA confirmed.
- 8:30 PMOn site with common parts.
- 9:45 PMFixed. Photos + notes in your portal.
- SAT 9:00 AMOne invoice, under NTE.
A person answers every call. If a tech cancels, we replace them before your ETA slips.
You get the tech and ETA as soon as the job is matched, and we tell you right away if anything changes.
One thread per ticket, with updates when a tech is assigned, on site and done.
One invoice per job, in your format, at or under your NTE.
DFW averages 106 days a year at 90°F or above (NOAA 1991–2020 normals). Walk-ins and rooftop units fail when stores can least afford it.
The same commercial work, on better terms.
You already know how to fix it. We take care of the parts of FM work that usually slow you down.

Common questions
How do we get started?
Sign up on this page. A Lattice representative will reach out to discuss the Lattice Program, send our vendor packet and set up your portal access.
Are you a marketplace or a contractor?
We're your contractor. We take the work order, carry the SLA and invoice you, and the local shop works for us. FM companies bring us in as their subcontractor.
Do we need new software?
No. You can use our customer portal on the web or as a phone app, or we can connect to the work order portal you already use.
What does it cost?
Your rate card, or a quote per job. Never above your NTE without your approval.
Do you work with operators directly, or through FM companies?
Both. Restaurant groups, c-stores, grocers, retailers and clinics work with us directly, and FM companies bring us in as a subcontractor for their DFW sites. Either way, you get the same vetted tech, photo closeout and one invoice.
What if a tech doesn't show?
We line up a replacement before your ETA slips, and we tell you if it does.
Which trades and areas do you cover?
Refrigeration and ice machines, commercial kitchen equipment, HVAC/R, plumbing and grease, electrical, and handyman work, across Dallas–Fort Worth.
What do you need from us to get set up?
Your vendor application and insurance requirements. We send our certificate of insurance, W-9, licenses and capability sheet the same business day.
How do I get my first job?
Join the list, then finish your sign-up in our vendor portal. Once we've checked your W-9, insurance, license and signed agreement, job offers come to you by text with the site, scope and NTE. You accept the ones that fit your schedule.
Do I have to take every job?
No. Accept or pass on each offer. No minimums.
Who are the customers?
Restaurant chains, c-stores, grocers, retailers and clinics with sites across DFW, and the facility management companies that serve them. You see the customer, site, scope and NTE before you accept.
Will you steal my customers?
No. Our agreement says we won't use anything you share with us to go after your customers, and you won't go around us to ours.
How fast do I get paid?
Within 14 days of your invoice, for every completed job.
What do I need to join?
A W-9, a certificate of insurance, any Texas license your trade needs and your rates. You enter them in our vendor sign-up portal on your phone, and you can save as you go.
